Calgary Home Buyer Closing Costs: Legal Fees, Taxes & Extras Explained

When you buy a home in Calgary, your down payment isn’t the only cost to plan for. Closing costs include legal fees, land titles, inspections, condo documents, tax adjustments and more. Most buyers should budget roughly 2%–4% of the purchase price to cover everything from the lawyer’s office to move-in day. Who Do You Pay?

When Is It Due?

1. Legal Fees & Land Titles

Every Calgary buyer needs a real estate lawyer and REALTOR® on their side. Your legal bill typically includes the lawyer’s fee, disbursements, and land titles registration for both the transfer of title and your mortgage.

  • Most buyers: roughly $1,500–$2,500 all in.
  • Condos and new builds can be slightly higher.
  • Fees vary by firm and complexity of the deal.

2. Title Insurance & RPR

Your lawyer will confirm whether you’re receiving a Real Property Report (RPR), title insurance, or both for your Calgary detached home or townhome purchase.

  • Title insurance: one-time cost, often a few hundred dollars.
  • RPR is usually the seller’s responsibility, but buyers sometimes accept title insurance instead of an updated RPR.

3. Home Inspection

Paid during your condition period, a home inspection helps you understand the property’s true condition before you commit to buying in communities like Canyon Meadows or Bridlewood.

  • Detached homes: often $450–$650.
  • Townhomes/condos may be lower.
  • Optional extras: sewer scope, radon, or specialty inspections.

4. Condo Document Review

  • Bylaws, financials, reserve fund study, board minutes & insurance.
  • Review by a lawyer or condo doc specialist.
  • Budget around $400–$700.

5. Appraisal Fees

Your lender may order an appraisal to confirm the property’s value. This is more common with unique properties or when you’re buying in fast-moving neighbourhoods from your newly listed Calgary homes shortlist.

  • Typical range: $350–$600.
  • Required more often for unique properties or tight files.

6. CMHC / Default Insurance

If your down payment is under 20%, mortgage default insurance is added to your mortgage, not usually paid in cash at closing. This is a key factor for buyers using the minimum down payment on Calgary condos for sale or starter homes.

  • Premium is based on your down payment percentage.
  • Still affects your monthly payment and the total cost of borrowing.

7. Tax & Utility Adjustments

  • You may reimburse the seller for prepaid taxes or fees.
  • Amounts vary based on possession date and billing cycles.

8. Move-In & “Day One” Costs

Beyond legal and lender costs, plan for the practical side of moving into your new home—especially if you’re upsizing from a rental and just switching from renting to owning in Calgary.

  • Home insurance (required before funds are advanced).
  • Movers or truck rental, cleaning, land ocksmith.
  • Immediate repairs, blinds, appliances or furniture if needed.
