Reason 1: The price was wrong from day one
This is the number-one killer, and it usually traces back to the listing appointment. Some agents win listings by quoting the highest number — the one you wanted to hear. It feels great for a week. Then the market speaks.
An overpriced home doesn't "leave room to negotiate." It signals buyers to wait. Showings dry up after the first two weeks. You reduce the price, but by then the listing is stale and buyers wonder what's wrong with it. You chase the market down and sell for less than a correct initial price would have earned.
The first 14–21 days on market are when your home commands its highest price. That's not opinion — it's what the showing and offer data shows, over and over.

- Fresh presentation. New photography, new description, new first impression. Buyers need to see a new opportunity, not a stale listing with a haircut.
- A launch, not a listing. Day-one buyer notification, coordinated advertising, showing strategy — the works.

An expired listing isn't a verdict on your home. It's a verdict on the strategy. Homes that sit with one agent sell quickly with another all the time — the difference is almost always price, presentation, and reach.
