Calgary Home Seller FAQs
Straight answers to the questions Calgary sellers ask most — commission, pricing, timing, expired listings, and what it's actually like to work with Ray. No sales pitch, just the truth as we'd tell you across the kitchen table.
How much commission will I pay?
There's no single fixed rate — you have options, from competitive full-service plans to lower-cost alternatives. At your consultation we walk through each option with a detailed net sheet showing exactly what you'd take home under every scenario. The real question isn't the commission percentage; it's what you walk away with after the sale closes. Saving 1% on commission means nothing if it costs you 3–5% on the final sale price.
Can I cancel my listing agreement if I'm not happy?
Yes. We don't believe in trapping clients in agreements they regret. If you're genuinely unhappy with how we're representing you and we can't fix it, you can cancel. We'd rather you walk away than stay stuck — and in practice, it almost never happens. We'll go through the specific terms together before you sign anything, so there's nothing hidden.
How do you decide what my home is really worth?
With recent comparable sales, not automated estimates and not wishful thinking. Some agents tell you the inflated number you want to hear to win your listing — then your home sits, you chase the market down, and you net less. We give you the real number backed by real data, explain exactly why, and show you the pricing strategy that gets you the most money in your timeframe.
My listing expired with another agent. Can you help?
Absolutely — and there's no judgment. Expired listings almost always come down to three things: the home was priced wrong from the start, the marketing was weak, or the agent didn't have the buyer reach to find the right person. We'll show you exactly which one (or which combination) sank your listing and what we'd do differently. Read more about our expired-listing relaunch approach.
I'm not selling for 6–12 months. Should we talk now?
Yes — some of our best client relationships start a year before the for-sale sign goes up. Selling well takes preparation: we'll give you a realistic price range, tell you what to fix and what to leave alone (most sellers spend money on the wrong things), and keep you posted as market conditions shift. There's no pressure to move faster than you want, and the conversation is free.
Cash offer or traditional sale — which is right for me?
It depends on what you value more: maximum price or maximum certainty. A traditional sale typically nets you more but takes longer and involves showings, conditions, and financing risk. A cash offer through our team's program means no showings, no financing conditions, and you pick your closing date — in exchange for a price below full market value. We'll run the math on both so you can decide with eyes open.
How long will it take to sell my Calgary home?
It depends on your price range, property type, and how competitively you're priced — well-priced Calgary homes in balanced conditions often go under contract in days or weeks, not months. At your consultation we'll show you current days-on-market for homes like yours and give you an honest timeline, not a rosy one.
What should I fix or upgrade before listing?
Less than you think. Most sellers overspend on renovations buyers won't pay a premium for, and underspend on the cheap fixes that actually move the needle — paint, lighting, decluttering, curb appeal. Before you spend a dollar, let us walk through and tell you which projects the market will reward and which are personal preferences. That walkthrough is free.
Do I need to leave the house for showings?
It's strongly recommended. Buyers need to picture themselves living there, and they won't relax — or linger — with the owner home. We'll coordinate showing windows that work for your life, give you as much notice as possible, and handle all the logistics. Short-term inconvenience, measurably better offers.
What actually happens at our first meeting?
We come to your home, walk through it together, and give you a realistic price range based on actual recent comparables. We show you exactly how we'd market your specific property, answer every question, and lay out your options and costs. There's no obligation, no contract to sign on the spot, and no pressure follow-up calls you didn't ask for.
Will my home be marketed anywhere besides the MLS?
Yes — the MLS is just the starting line. Your listing gets professional photography, targeted social media advertising, exposure to our buyer network, and placement where active Calgary buyers are already searching. Listing marketing is one of our core services, and we'll show you the full plan for your home before you commit to anything.
What if my home needs major repairs?
Don't assume you have to fix everything — or that you can't sell as-is. Depending on the issue, the right move might be a targeted repair, a price adjustment, or selling to a cash buyer who takes the property as it stands. We'll assess the situation honestly and recommend whichever path nets you the most, not whichever generates the most work.
