Your Calgary Listing Expired. Here's Why — and What We Do Differently.
Your home didn't sell. That's frustrating — but it's almost never bad luck. In our experience, expired listings come down to three fixable problems. Let's identify yours and relaunch the right way.
The 3 reasons Calgary listings expire
1. It was priced wrong from day one
The most common killer. An inflated list price doesn't "leave room to negotiate" — it tells buyers (and their agents) to wait. The listing goes stale, you chase the market down with reductions, and you end up selling for less than if you'd priced it right initially. The first 2–3 weeks on market are when your home earns its highest price. Miss that window and it costs you.
2. The marketing was weak
Dark phone photos, a three-line description, and nothing beyond the MLS won't cut it in 2026. Buyers decide in seconds whether to click — professional photography, compelling copy, and targeted social advertising are what get qualified buyers through the door. If your listing looked like everyone else's, it got everyone else's results.
3. The agent couldn't reach enough buyers
Some agents list your home and hope. Serious listing agents activate — professional marketing from day one, exposure across the channels where Calgary buyers actually search, and a network of active buyers to notify immediately. Reach is a system, not luck.
What a proper relaunch looks like
We don't just re-list and hope. A relaunch starts with an honest post-mortem: we'll show you the data on what went wrong — pricing history, showing feedback, marketing gaps — then build a corrected strategy: a price the current market supports, full professional marketing from day one, and a launch plan designed to create urgency instead of another slow fade.
There's no judgment and no awkwardness about switching agents. It happens all the time, and some of the fastest sales we've handled were second attempts done right.
What it costs to find out
Nothing. We'll review your expired listing, give you our honest assessment of what happened, and show you the relaunch plan — free, no obligation, and no pressure to sign anything. If we're not clearly the right fit, we'll tell you that too.

Expired listing FAQs
How long should I wait before relisting?
It depends on your contract terms and market conditions — sometimes a brief pause and a fresh launch works best, sometimes immediate relaunch with corrected pricing is smarter. We'll advise based on your specific situation, not a script.
Will buyers know my home was listed before?
Listing history is visible, so pretending it didn't happen doesn't work. The fix is a visibly different strategy — new pricing, new photography, new marketing — so buyers see a fresh opportunity, not a stale listing.
Do I have to pay my old agent anything?
That depends on your previous agreement's holdover terms. Bring your old contract (or just tell us the situation) and we'll help you understand where you stand before you sign anything new.
