Calgary's real estate market heads into fall 2026 in a very different place than the frenzied seller's market of a few years ago. The latest numbers from the Calgary Real Estate Board (CREB) show a market that has settled into balanced territory — with more choice for buyers, more competition for sellers, and very different conditions depending on the type of home you're looking at.

The headline: sales slowed, but so did new listings. With nearly four months of supply, Calgary sits squarely in balanced market territory. Homes are taking a little longer to sell — 41 days on average — and sellers are achieving about 97.7% of their asking price.

Detached Homes: Holding Relatively Steady

Detached homes remain the most resilient segment of the Calgary market. The detached benchmark sits around $744,300, down only about 1% from last year, with under 3.5 months of supply — still the tightest segment in the city.

Well-priced detached homes in desirable communities continue to attract strong interest. But the days of listing high and waiting for bidding wars are over: buyers are comparing carefully, and overpriced listings are sitting.

Apartments and Condos: A Buyer's Market

This is where the real story is. Apartment-style condos have shifted firmly in buyers' favour:

  • Benchmark price: $295,400 — down 8.2% from last year
  • Months of supply: 5.68 — firmly buyer's market territory
  • Average days on market: 52

With thousands of new units still under construction across the city, supply pressure on the condo segment isn't going away soon. For first-time buyers and investors with a long-term horizon, this is the best negotiating position the condo market has offered in years. For sellers, realistic pricing from day one is essential.

Row and Semi-Detached: In Between

Semi-detached homes (benchmark around $690,500) and row homes (around $415,200) sit between the two extremes — softer than detached, but not under the same pressure as apartments. Row homes in particular are seeing more price sensitivity as buyers weigh them against discounted condos on one side and stable detached homes on the other.

What This Means for Buyers

  • You have time and choice. With more inventory and 41+ days on market, you can compare, inspect, and negotiate — including conditions, which are common again.
  • Condos are the opportunity. An 8.2% year-over-year price drop plus high supply means real negotiating power, especially if you plan to hold long-term.
  • Don't confuse a balanced market with a crashing one. The overall benchmark is down just 1.1%. Well-located, well-priced homes still move.

  • Pricing is everything. Homes priced against past market highs are struggling against fresh, realistically priced competition.
  • Presentation matters more than it has in years. Strong photography, staging, and preparation can be the difference between selling in three weeks and sitting for three months.

Interest Rates: Stability Helps Planning

The Bank of Canada held its policy rate at 2.25% in early September. While that doesn't immediately make housing cheaper, the lack of surprises gives both buyers and sellers more certainty when planning a fall move. Stable rates plus a balanced market is a workable combination — neither a tailwind nor a headwind.

Fall 2026 Outlook

September typically brings a fresh wave of sellers hoping to capture the fall market. If new listings pick up while sales stay measured, buyers could see even more choice — and sellers even more competition — through October and November.

The key theme for the rest of 2026: local matters more than headlines. City-wide numbers mask big differences between property types and neighbourhoods. A detached home in an established west-side community and a downtown condo are effectively in two different markets right now.
